What is the process?

Consultation→Design→Construction→Final Touches→Completion

When Walker Residential is your first call, our involvement from the initial design to the competition of the project ensures a smooth process. We always appreciate being contacted before the architecture of the project begins so we can best serve you. This step allows us to provide constructive feedback and assistance while managing your expectations throughout the entire process. (If you require referrals to quality Architects, we are more than happy to facilitate introductions.)

We start every potential project with a consultation so we can understand exactly what you are hoping for in your dream build.

Once the architecture is nearing completion, we will help guide you and the project to the finish line. We help manage engineering, budgeting, permitting and the beginning of the selection process. Once the project is under construction, we will regularly meet with you and your team to update you on progress and guide the team through important upcoming selections.

 

How are projects priced and how much will they cost?

At Walker Residential, we believe the discussion of cost should start well before the design of the home or project begins. During the consultation phase, we target total transparency by setting a price per square foot range and “basic scope of work” prior to designing. This approach provides the framework and insight for the project so you understand just how much energy and resources will go into your particular project. 

Pricing of new homes and renovations generally falls into one of two categories: a “fixed cost” or as a “cost plus” approach. In “fixed cost,” the basic final construction cost is established up front and construction changes are added or subtracted from that cost. In “cost plus,” the construction cost is still established up front, but market, material and labor can often benefit you if the project is well managed. We will discuss both approaches and price the project in the way you prefer. 

Each project is unique and ranges in its complexity, scale, materials and finishes chosen. Walker Residential will be with you every step of the way to ensure your expectations are met and we have gained a client for life.

 

How long will it take?

A successful project has many moving parts and hard-working people. As the Construction Manager, it is the responsibility of Walker Residential to facilitate the team and keep the project moving forward. Most projects will complete in less than 12 months from the time the foundation is poured. We will provide an estimated construction time when we present the contract during the consultation and design phase.

 

Where do you accept projects?

We are currently accepting projects in the metro Houston area. We will consider projects on a case by case basis if they extend beyond our usual area of business. Please don’t hesitate to ask!

Our expertise and experience allow us to create your desired home – from charming bungalow to prestigious mansion. If you can dream it, we can construct it!
