How are projects priced and how much will they cost?
Pricing of new homes and renovations generally falls into one of two categories: as a “fixed cost” or as a “cost plus” approach. In “fixed cost,” the basic final construction cost is established up front and construction changes are added or subtracted from that cost. In “cost plus,” the construction cost is still established up front, but market, material and labor can inure to the benefit of the client if the project is well managed. We can discuss the positives and negatives of both approaches and price the project in the way you feel most comfortable.
The discussion of cost should start well before the design of the home or project begins. Projects that are over designed or have an undefined program may never get off the ground. We prefer to set a “price per square foot” range and “basic scope of work” prior to designing. This provides a program and insight that the project will end up on budget once the energy and resources are spent with the client and the design team.
Each project is different in pricing for a multitude of reasons. Variables ranging from ease of site access; to complexity of design; to materials chosen, to fixtures and finishes selected all play a part. How long will it take?
People, relationships, and teamwork make a successful project. Client, Architect, Builder, tradespeople, suppliers and designers create the team that produces an efficient and successful project. As the Construction Manager it is the responsibility of Walker Residential to coalesce the team and keep the project moving on a steady pace. Most projects will complete in less than 12 months from the time the foundation is placed. We will provide an estimated construction time when we present the contract.
Where do you accept projects?
We are currently taking projects in the metro Houston area. Depending on the size and style of a project, we will consider projects throughout the Greater Houston area and beyond.
What size homes do you build or renovate?
Our expertise allows us to focus on construction size from a bungalow to a mansion.
What is the process?
Walker Residential prefers to be engaged before the architecture of the project begins. This allows us the ability to provide constructive feedback from design to completion while managing the expectations of the client throughout the entire project. If you require referrals to quality Architects, we can facilitate introductions.
Once the architecture is nearing completion we will help you guide the project from design to construction. This includes engineering, budgeting, permitting, and beginning of the selection process. Once the project is under construction we will meet with you and your team on a regular basis to update you on progress and guide the team thru the upcoming selections.
